Kett Country Cottages have a complex of three separate properties two miles from Burnham Market in the small harbour of Burnham Overy Staithe, which offer flexible space for either three small groups or one large party.
Anchors, Fishers Lodge & Mays Way
Anchors is a two bedroom, single storey apartment which offers a light and bright base perfect for those wanting to take advantage of the sailing and bird watching from Burnham Overy Staithe, or for sampling the delights of nearby Holkham Hall. Fishers Lodge which sleeps four and Mays Way (first floor apartment, sleeps 2) offer the same bright modern interiors and are situated in the same courtyard as Anchors, but have an interconnecting door so can be booked as one or two separate properties. All benefit from being right on the edge of the Staithe with walks out across the marshes and views over the numerous creeks, and from where you can watch the regattas organised by the Overy Staithe Sailing Club. Flagstaff Cottage & Flagstaff Boathouse
Both properties sleep 6 people and both offer recently refurbished, modern interiors with features such as large shower/wet rooms, washer/driers in large utility rooms and space to store boats – ideal for those coming in from the beach or the boat, some of the many activities the area has to offer. However, what makes these comfortable properties unique are the stunning views across the Staithe and marshes from the upstairs sitting rooms. All that is good about North Norfolk from the comfort of your armchair and the warmth of the wood burner stoves.
Again, the properties are linked by an interconnecting door, so you can choose to stay in just one cottage, or open up the two for a larger group. Find out more about Flagstaff Cottage by clicking on the left hand image and Flagstaff Boathouse by clicking on the right hand image above.
Flagstaff East & Flagstaff West
Essentially one large house in traditional style, which can be rented as a whole or as two independent properties. As with the Flagstaff Cottage and Boathouse, Flagstaff East and West are yards away from the water at high tide, and both properties offer outstanding views across the Staithe as well as a high standard of interior decoration and convenience. Together they offer accommodation for eleven people and separately, five and six respectively. The Hero pub in Burnham Overy serves locally sourced food and beer and also importantly, offers their home-made baguettes and sandwiches to take away at lunchtime. Ideal for picnics! North Creake is only three miles inland from Burnham Market, but in its own right has a well known Farmers Market in the Abbey, its own traditional pub and is home to Alice Cottage, whose visitors return year after year to enjoy the village location only ten minutes drive from the coast. Alice Cottage has been extensively renovated, but still retains its original beams, pammett tiles and brickwork, meaning that cottage style has been combined with such modern innovations as Sky TV. An enclosed garden and the River Burn running at the back of the house mean that it is ideal for your dog too. Find out more about Alice Cottage by clicking on the image above.
An attractive traditional brick and flint cottage in a quiet location in North Creake, Walnut Cottage is only a short walk from the good local pub and offers a beautifully furnished interior in the best cottage tradition. With the North Creake Farmers Market just down the road, and the attractions of Burnham Market and the North Norfolk coast only three miles away, you and your dog can have the best of both Norfolk worlds. Like many good things, Kett Country Cottages started out as a favour to a friend who wanted to rent out their cottage in North Norfolk, grew after a conversation in a pub and has ended up, ten years later as a thriving local business based in Fakenham, with just under two hundred properties on its books and ten people in the office.
Local knowledge, attention to local detail and comprehensive service is what Kett is all about, whether it be for the visitor or for the owner. Kett’s properties are not just an entry on the website, but each is known to the directors and booking staff, who visit each one so that important details such as the steepness of stairs or width of parking space are passed on immediately and accurately to the customer.
The properties and services offered by Kett are set out in a combination of clarity and detail on the website, with accessibility to the 196 properties being through the individual needs and priorities of the visitor – just put in your requirements, preferences or location and the options will appear, together with the floor plan, photos and list of features giving a more detailed picture of the house.
Perhaps an open fire is a must, or you want to be near an RSPB reserve, or need a spot of luxury, it’s only a click away on the website or a phone call to the office where real, informed and knowledgeable people are happy to talk you through your options and find you the best home for your holiday. And if you want to book, you can do this in the privacy of your own home, using the on line facility, or you can ring in and be taken through the process with a member of the booking team.
Having ensured that the visitor has the most suitable place to stay, the Kett Guide on both the website and in each property, gives useful and unbiased information on all that is good to eat, see and do in the area, essential information when time is limited and you want to make the most of your precious holiday.
And after consulting the Kett Guide and deciding where to go and what to do, the Visitor Rewards section on the website gives information on the 10% discount available to the Kett Visitor at some of the best pubs and farm shops, excursions and days out nearest to the cottage of choice, ensuring the Kett visitor has a full and exciting time in Norfolk, but doesn’t have to pay a fortune to do so.
Rather than forget about the visitor once money has been collected, discount vouchers sent out and the cottages cleaned and prepared, Kett pride themselves on delivering the full service. A few days before arrival, an email is sent out telling everyone what is happening that particular week, plus links to possible cycle routes, walks, exhibitions, farm shops etc. The Events page on the website also includes further information on notable local events.
However, ensuring visitors are happy and well-cared for is only part of the story. Kett work with the property owners to achieve the best return on investment for each property, by attaining and maintaining the high standards necessary to attract visitors in a very competitive market. Not only do Kett showcase and market owners’ properties effectively, but will advise new owners considering going into the holiday let business, manage payments from the holidaymakers and to the owners, send out comprehensive statements to ensure clarity on income and expenditure, look after the cleaning of houses and laundry, give a full and efficient booking service to visitors and be on hand before, during and after the visitors’ stay for help and to work on any issues which may arise. If you want chocolate and champagne, or flowers and fruit in your property, Kett can include this in the service, as well as being able to mend the dishwasher and boiler if needed.
Local knowledge is what Kett is about and this applies not only to visitors, but to the owners as well. With a small army of local cleaners, electricians, plumbers, builders etc on tap, Kett can quickly step into the breach to solve maintenance problems, and be at any of their properties within 25 minutes or less to chat to owners or visitors.
Over the last few years, Burnham Market has become one of the most desirable of the nine Burnhams in North Norfolk both to visit and to live in, becoming a hub of social and commercial activity which has made the most of its attractive Georgian buildings, picturesque village green and two churches to cater to the increasingly sophisticated tastes of its visitors. This has resulted in an enviable range of quality boutiques, local food suppliers, galleries and local businesses, and of course the Hoste Arms pub. The latter being a 17th century coaching which has grown over the last ten years into something of a local institution, and which regularly appears in the national press as one of the best pubs in Norfolk. However, one of the main advantages of Burnham Market is simply its location – being within a convenient distance of Holkham Hall, and all that it has to offer, as well as Burnham Overy Staithe, Wells, Blakeney, Cley, the RSPB reserve of Titchwell and the beaches of Thornham, Holme and Old Hunstanton.
All of Kett’s cottages are available on a ‘buy now, pay later’ basis and each reservation will be given a list of pubs and local attractions that offer discounts to Kett customers.
